Nassau County Permit Process

Nassau County has a unique permit structure. The county building department handles unincorporated areas, but many Nassau communities are incorporated villages with their own building departments — each with slightly different requirements, fee schedules, and review timelines.

Suffolk County Permit Process

Suffolk County uses a town-based permit system rather than a county-level office. Each town has its own building department: Huntington (Commack, Dix Hills), Smithtown (Smithtown, Hauppauge), Islip (Bay Shore, Brentwood, Deer Park), and Babylon (Babylon Township). Requirements are similar but fee schedules and timelines vary.

What's Required for a Basement Permit

Contractor license (HIC)
Proof of insurance
Architectural drawings (for structural work)
Site plan showing basement layout
Electrical plans (for panel changes)
Plumbing plans (if bathroom added)
Egress window specifications
Signed homeowner authorization

Why Never Skip a Permit

I've seen what happens to homeowners who skip permits. During a home sale, unpermitted work gets flagged in the title search. The buyer's attorney requires either removal of the work or retroactive permitting — which costs 3–5x what the original permit would have cost. We refuse to do unpermitted work. It's not worth it for anyone involved.
